What would you look for in a house?

We are contemplating selling (obviously not now, in the next year or 2) we have a lovely home. Built 8 years ago. Big home, decent block size (they are all 400sqm these days) would some minor staining on carpet turn you off? Would feature walls (kids rooms painted, 1 pink 1 purple) turn you off? Just wondering if we should do it up a bit before? We have the time. Any help would be greatly appreciated! Not interested in keeping as investment. Just wondering what some things are you would look for!

Someone else here. We have hardwood floors and live near the beach. I can't believe the amount of crap I swept up every few days and i get horrified thinking if we had carpet how much of it would actually come out of it with our old 13 year old Dyson.

Get rid of the feature walls. I'd repaint them as soon as I moved in. Clean walls less work for the buyer.... i'm not sure house prices will be better in 2 years than now btw.

Give it a good clean and get carpets cleaned. Make sure rooms are all decluttered and clean when they are being opened for inspections.
We just sold our home in March. Decluttering was the main the thing and just making sure it looked neat and tidy.
Don’t spend money making any major renovations. If you want to paint and you can do a good job and you are happy it will brighten the home and give it more appeal then do it ..:. I painted our kitchen, lounge and dining area because they are high traffic and a lot of grot on walls and I painted the roof of the same because it looked nicer against the new walls.
Feature walls are no drama. They aren’t my thing but like I said painting is easy enough for a buyer and an inexpensive way to update.
You never know why they want your property. They might buy and demolish or smash out several walls. Just present your house to the best of your ability.

If it is a big block a developer would buy and subdivide so I wouldn’t bother doing it up. If you are aiming to sell to a family then a slap of paint here and there and get the carpets professionally cleaned.

No it's not a massive block like that. But compared to what they sell now it's decent. Just over 800sqm. We want a big block so that's why we want to sell haha. Yeah we get carpets done every 6 months but there is some stains that won't come out. Not big ones. But a few 10c piece size ones around.

I'll add and explain a little better haha. Yes you could knock down and put 2 units on but in this town it's not allowed. Very high demand for homes in this town as there is only 1,000 built and no more (it's like a little hidden town) but there is strict rules and guidelines. Which isn't for us anymore but others love it. So we would be aiming for a family or investor.

Oh well if that’s the case declutter, give it a good clean repair and paint. Make it so nice you have second thoughts about leaving and someone will fall in love with it.

Honestly no damage, no rott, solid foundation no signs of problems or urgent fixing needed aka roof etc leaking taps. Painting while expensive should be done to improve selling chances. Neutral tones only. House decluttered noone wants to see stuff everywhere. It should be minimal.

If I bought a house I would expect there would be some things to do but I wouldn’t buy if there was too much to do. I think you should paint the rooms a neutral colour and replace floor if it’s stained. Just choose a cheap carpet that looks fresh and clean. If someone walks in and loves your layout and location then some carpet staining and bright paint probably wouldn’t be an issue but tidy it up to appeal to all prospective buyers.

Thanks so much!! I agree with the painting, I hate painting so would be a turn off for me haha we do have a beautiful home it's just not our forever home so I don't think we will have an issue selling. Just want to get max price obviously. Thanks heaps for your feed back, I appreciate it.

We just sold our house for above asking price within 4wks.. every room has a feature wall. Girls being dark pink. It is tastefully done, we love it but know it's not everyone's taste but too much of I task for us to do. Stains on carpets in 2 bedrooms that I have a rug over, hiding stain perhaps but nothing stopping buyer from lifting them up and having a look. (I don't know if they did) for sale we just decluttered and styled, buyers loved the feature walls except for 1 in the theatre room.
Personal choice really on what you decide, real estate agents will be helpful in advising as well. Good luck x

If you’re happy to do it fix up the carpet and paint the walls so it sells quicker. Most people are happy to do a coat of paint and replace carpet in a room if need be but don’t want to do major renovations, especially if you have a family home people will want to move into straight away.

When we bought our 1st house we did a major cosmetic renovation (paint, floors, blinds, lighting, tap fixtures) had the previous owners looked into doing it before they put it on the market, they definitely would’ve added more value to the property. If the only “downfall” is stained carpets & feature walls then YES I would definitely give it a nice paint job and replace carpets. However, in saying that people that are in the market to buy already go into a property with a view and allocated budget on reno’s/touch ups to suit their style.
