Property agents and renters, for renters not owners

I’m curious with everyone’s experience in rent reductions(pre coronavirus and post). I asked for rent reduction of $30, which was pretty minimal since the neighbours(same owner), got a rent reduction of $80 when they moved in. I cited reasons, very good ones, and the agent suggested to meet half way. I thought it was poor form, but just accepted- because I’m not a fighter and I assumed the owner had said no and couldnt’ be bothered moving at that time- it was above it’s worth but the effort to find a new place would have been too tricky. They also insist on 6month/12 leases, rather than month to month- again, pressuring before approaching the owner..when I’ve been there for 4years. Now I realise that probably the owner was never shown the initial offer as it affects the commission of the agency. What have you all experienced or discovered through renting/agencies?

Never thought to ask as not worth the hassle.
In my honest opinion every landlord is cheap they dont fix things or keep their homes in good condition or repair. Things fall down they consider it cosmetic so wont fix it. So its a lose lose situation unless you want to try vcat which is your own expense...

Many people work their whole lives and hard but cant afford a deposit for a house, its not about smart choices its about having enough hours and disposal income to save. If that's not there and your family commitments prevent you from being able to have 2 or 3 jobs its hard. Not everyone is married or has support behind them to watch their kids to work 3 jobs. Or has a partner or high paying job!

Please dont be condescending in your "smart decisions" I dont eat out, buy new clothes, go out anywhere, or buy anything other than bare essentials and even then its kmart if possible. I dont have money for health appts for myself or any meds i need. You never know someone elses circumstances so refrain from saying people who own houses made smart choices. Because its not smart choices you just dont have the same barriers we do and havent had to sacrifice as much as we have!!!!

Consider ur self lucky.

As a teen I made the mistake of renting a bedsitter through the dodgiest real estate I've ever come across. The rent was more than it was worth, the place was an unsafe shithole (the front door had been kicked in so many times it didn't lock properly - if you pushed on a certain spot of the door it would swing open), and I didn't get my bond back. Nor did I receive a receipt of the bond being lodged with the people it should have been. All I got was the eftpos receipt of the bond + 2 weeks rent upfront stapled to the lease agreement the day I picked the keys up. Now, when I was preparing to move out the owner himself told me not to worry about getting the (threadbare) carpet cleaned as he was going to be pulling it up and renovating immediately after I left anyway. He had paint, tools, and kitchen cabinets stored away in the back laundryroom ready to go. But the real estate agent wasn't having that. She rang me up (during my HSC exams - that they knew I was taking) and was berating me over voicemail. Apparently I was the reason they never liked to rent to teenagers and she knew I was scum the minute I stepped through the office door. Apparently I was the worst kind of tenant (despite most of the other units having junkies and drug dealers in them) because I was too arrogant to clean the place. It was literally just the carpet hadn't been steam cleaned. Everything else was perfect.
Lol. I spoke to the owner about it next time I ran into him at the shops and he said he'd had similar complaints from other tenants and was in the process of switching real estates to manage his property. 6 months later that agency went out of business and the owner took off overseas.

Real estates are greedy pigs in my experience. They care more about lining their pockets than their clients and customers. Fuck those guys.

I rented this shit box, it was $365 a week. The roof leaked and flooded the dining room every time it rained (like inches of water over the floor) and the shower leaked into the bedroom wall and soaked the carpet everytime. I asked for maintenance done. The roof guy said they need to replace the roof in sections but the owner didn't want to spend the money. It was awful but i needed to live somewhere with my kids and this was cheapest option.
When i left they tried to withhold my bond due to staining on walls caused by water damage!! And damage to the carpet from water damage (implied id flooded the bathroom myself which must have leaked out of the bathroom, down the corridor and into the bedroom). So frustrating!
The only good thing was they were forced to have to replace the broken windows and broken back door locks when it kept getting broken into.
It was the stuff nightmares are made of! It was almost unlivable because of the flooding!

It made me so unhappy. After the lease was up i left the town and started over. The rental I'm in now I've been here 3 years and they maintain everything asap. I wouldn't mind losing my bond here because they've been good landlords to date and always done the right thing

Always look at the asking price as that- an asking price. In the times of a struggling market, the agencies know that and suggest that IF you ask. I have seen 20people come see my neighbours house, and the tenant who moved in knocked the price from 510 to 430. The agents are often putting up the price.. -Perth. Now I can see they are already dropping- but not enough in my opinion, people will be slow to drop- but asking is necessary. They will come back to you to ‘negotiate’

Years ago i filled out an application for a rental, it had the price per week listed, and underneath it had price per week you were willing to pay, i can't remember how it was worded.
I'm guessing it must have been during a period where it was hard to get renters in so perhaps they were being flexible, or gave the rental to the highest bidder??

Why complain? If you don’t like the situation, you have the option to move. The owner isn’t obligated to decrease your rent and has been pretty good to do so. I’ve heard plenty of people ask for rent cuts to no avail.

Why complain? I’m sorry, but I think I have every right to ask questions to make sure the situation is fair. My point was that the property agent did not pass the information to the landlord as I wrote. Now you may think that is fair, but it was not disclosed to me and it was absolutely misleading. I don’t think that people should stand by when things are played against them deliberately for financial gain. In fact it most cases it is illegal, like companies or petrol companies price fixing, absolutely people should ask questions and that is what I am doing. If you don’t like it, go somewhere else please.

But to be honest I am not interested is this sort of response. I’m interested in RENTERS and their experiences of the system. Another thing I noticed, is that when a place has been rented on realestate websites and been reduced in negotiation- they do NOT say this, they say it was rented for the full price. This is really misleading as looking around you are getting the wrong price for properties and guess who it favours.

I agree. This system is rigged. But shhhhh the landlords don't like when you draw attention to it-just shut up & take it or they'll bring out if you don't like it buy your own house......yawn , get a new rebuttal.

Renters that feel so entitled to do whatever they want make me laugh. Someone is letting you live in their house their house their rules they can decide what price they want. If you don’t like it change your life, find somewhere cheaper it’s not the landlords problem lots of landlords have their own bills and stuff to pay. It’s like going into a shop and saying yeah nah I’m not paying 100 for that dress but here’s 70 and just expecting to walk out with it

That's called bartering and is quite sensible. You don't go to the caryard and say OK I'm going to pay $50,000 for this car. You ask best price and you negotiate.
Why can't you do that with a rental?

They own the house though and can choose what to do with it. It’s not like the markets where you can haggle with them. Landlords have their own bills to pay I’m sure. Yes ur paying for a service but I also pay for groceries and when we go to restaurants that’s a service but I can’t go in to coles and say oh milk is $3 nah I’ll just give you $2. Paying for a service doesn’t always entitle you to barter. I’m just saying it’s not one of those things where you can complain too much they own the house and that’s it. You don’t like it then you do have the option to rent somewhere else.

Yes you pay for that service and of course they want your money that’s what investment properties are about that’s what everything is about these days. I go for a massage or facial the people doing it aren’t doing it cos they love me it’s their job they provide a service they make me feel good about myself I wouldn’t now think to say sorry I’m just going to give you $20 less. I wouldn’t go into Myer now and say sorry but your a multi national corporation and you must give me a discount

My point exactly. Most people say their piece and move on but there a several people who can't. They just go on and on and on being narrow minded and arguing with everybody else's opinion because why? They're opinion is different to yours and yours is the only one that matters. I am the op of this question and there is a reason I said Renters. I should have been more explicit in saying, owners or others who don’t want to contribute go somewhere else please. Yes you can have a conversation- somewhere else. I am asking for experiences and mutual help to contribute , because despite best intentions, the owners here are incredibly biased towards hoping their property value will go up, and the housing industry is incredibly unregulated. Please find another place to discuss if you are not on this topic.

We're about to see how those "right choices" pan out. Not sure how leveraging yourself with so much debt all at once is "the right" choice but that's you have been conditioned to believe. Buy a house, buy another house, buy another house, buy another. "I have 16 houses you can be like me too, just have to work hard." What you have is an unreasonable amount of debt & if part of your system stops working you now in a whole lot of trouble. I didn't drink the kool aide because it's morally wrong. Have fun in your Jonestown apocalypse.

All I can say is the new agent managing our property are terrible, especially throught the COVID-19 period. I lost my job, contacted them and explained the situation and when I expected to see money coming in. Within hours I had a breach notice and an eviction notice within a week. Fortunately, we know the owner and I rang him to say I was 'pissed off' and he called them in the morning. How dare they tell you to get out without even contacting the owner. Once I stated that I was seeking legal advice they realised I was fully understanding of the new legislation and sent the appropriate paperwork. They aren't even operating under current law and then have the nerve to pretend they are giving you a reprieve out of the goodness of their hearts. Yes, they are only thinking of their profits. If you know the home owner deal direct.

Absolute sick , thank you for sharing this. This is another point that the property agents are not informing owners, like you feel they would.. especially when you technically sign the lease WITH the owner. I get the process of having a middle man, but it should also be spelt out that they have policies which are not in the contract you read so thoroughly when signing the lease. The good thing i know is, that property agencies are scared crap less of being breached too- so tenants, if you ask for something to be fixed and they don’t , breach them. They will respond and will get on top of it they will suddenly care. The last agency I breached as technically I discovered the $700 per week place I was renting had broken strata laws, I was getting mean looks from the apartment below because of the ‘noise’ I was making walking around on the hard wood floors when they needed to be carpeting. I was stuck in that lease for 6months of crappy existence and incredible stress. They did not care

You can just fill out a simple form and send it to them, to breach. If they don’t respond in 7days, it gets put away and a black mark against the company. It can be for pretty much anything- just like they did to you.

Thank you, that means a lot. It’s so hard when it is not your expertise and you are trusting the system which is in fact misleading a private business designed to pressure and serve itself. We have nice agents generally, and so now I see it was incredibly systematic- just like banks knowing that most people won’t change their bank statistically so they sign you up young, property agents also have techniques they are using as they know these are ‘successful’ in their goals(It absolutely makes sense, but it’s just so undisclosed and there is no one regulating them that you can easily call to clarify). It’s all about asking questions and that was my intention here- so that we could help eachother get a clearer picture of what is going on

That’s not true. My last two properties before this one were turned to periodic leases once the lease was fulfilled. It was automatically in the contract without saying anything.. it is so eye rolling to read such blanket rubbish statements from someone who obviously has no idea

We've been in the same house 5 years about 2 yrs ago when we were thinking of moving at some point after one term was up we went month to month for about a year. We didn't end up moving so went back to yearly leases. Pretty much everyone we've ever rented through has allowed month to month, it's always an option come time to re-sign a lease to do 6, 12 or month to month. Don't see how it's an issue

We used to roll on periodic leases the real estates were too lazy to chase it up when the lease expired.
