Anyone asked the owner to replace worn down furniture?

We moved into our partly furnished place 4years ago and the owners daughter said they just put the furnishings into help rent it out. I assume it is their kids non used furniture. The L shaped couch had a sunken part which was ok, but now it is kaput...and the spring has gone right through the couch bottom. It’s a fake leather worn couch, but I’m wondering what to say to ask them to replace? I hate asking such questions and avoid it as much as possible. Family is nice and I talk to them rather than agency because they end up getting their friends to do all repairs anyway... just wondering what my rights are for furnishings? Any experiences? I also need them to do some other things because the property’s just needs general maintenance

Do you think your rent is higher than similar houses to account for it being furnished? If yes then I think you could ask for it to be replaced. If the rent is similar to other places I'd buy my own couch. You could always contact the owner and say the couch had has it and you want to buy a new one, they might say they will replace it. I'm guess it would just be another secondhand one though
