My ex isn’t accepting that relationship is over, ive been offered a house to rent and cant decide whether to take it and deal with the fallout or wait till he realises that there is no relationship, no chance of relationship rekindling and then move out on okish terms

Move out. Unless you're happy leading him on by staying and giving him false hope

My advice is to take the house to rent. Who know knows how long it will take him to realise that the relationship is over.
