Just tell him that you have been burnt before and you want to make sure that he understands in your death after a lifetime together what’s yours is his (unless you have children) while you are alive what you have now is what you leave with If you ever part ways.
Money changes people esp when they are heartbroken, revengeful, bitter for any reason or just a plain cunt of a human being

I been burnt in past and had to give me ex $50k and pay him out $150k even though it was my house. We were together for 10 years. He paid me $150 fortnight towards bills etc

^you were in a defacto relationship with your ex which in Australia is the same as marriage. You didn’t get burned, he received what he was entitled to. If you don’t wish for this to happen with your current partner, don’t live with him or get married.

Does it mean my sister can take her ex to the cleaners after being together for 5 years even if he has legal document saying it’s his house before he met my sister ?

So I commented asking for more as I am a lawyer. You need to have an agreement drawn up similar to a prenuptial agreement for common law. Remember this ONLY applies to things brought into the relationship not what you both gain during.
